AM ALPHA acquires office property in a prime city centre location in Paris

AM ALPHA, a global family office for real estate investments, acquires an office property in a prime city centre location in Paris. The property is located in the 7th arrondissement, the political and cultural heart of Paris, opposite the Musée du Louvre on the left bank of the Seine. The area is not only a tourist attraction due to its historical monuments and many restaurants. Still, it is also sought after as an office location by leading law firms, finance and fashion companies. AM ALPHA acted on behalf of a German pension fund. The seller is SCI PREMIUM FUNDING, a property company managed by Edmond de Rothschild REIM (France). The parties have agreed not to disclose the purchase price.

The property comprises a usable floor space of approximately 1,100 m², distributed over a basement, ground floor, and four upper floors. The property is fully let to a single tenant. Originally built in 1869, the Hôtel Particulier has a classically decorated façade made of natural stone. The building was completely refurbished in 2016, and all office floors and common areas were extensively renovated. The renovation work and interior design by the tenant, who is a designer specialising in, among other things, workspace design, are of the highest quality. In addition, the building is ESG certified and has an excellent "HQE Excellent" rating.

Excellent connections to the public transport network characterise the building's location. Metro, RER, or bus stops can be reached on foot in just a few minutes. In addition, the famous shopping Boulevard Saint-German in the Saint-Germain-des-Prés district is only eight minutes away. "The property already offers everything that future office users will increasingly demand: High-quality equipped workspaces in an office location that offers an attractive environment and at the same time is easy to reach," says Etienne Marcot, Head of France at AM ALPHA.
