The family office, with headquarters in Munich, has been active here for more than a decade and has repeatedly taken advantage of the dynamic development and high level of stability in the French property sector compared to other European countries by making strategic acquisitions. Lille, Moxy by Marriot

Because there, in the heart of Lille, in Rue Jean Bart to be precise, AM ALPHA acquired the 3-star Moxy by Marriott hotel in 2021. In the charming 'Cosmopole' district, well-preserved historical architecture meets a modern and cosmopolitan lifestyle - the perfect location for the 'Moxy by Marriott', whose urban atmosphere is now enjoyed by guests from all over the world. Lille's most famous historical and cultural sights, such as the Palais des Beaux-Arts, the Natural History Museum, the town hall, and the Saint-Sauveur railway station, are located in the immediate vicinity and are all within walking distance. 


The choice of Lille as a hotel location is also strategically well chosen in other respects, as it is very close to the Eurostar terminal: the metropolises of Paris, Brussels and London can all be reached in just 80 minutes - including their international airports. In the world of AM ALPHA, however, the 'Moxy by Marriot' once again symbolises the family office's ability to exploit opportunities and increase the value of its investments, even during difficult market phases such as the coronavirus pandemic.

Paris, Rue de la Banque & Rue de Lille

This was the approach AM ALPHA took in its latest acquisitions in Paris. The elegant office building at 20 Rue de la Banque is located in the trendy atmosphere of the ‘Arrondissement de la Bourse’, the former stock exchange district. The elegant property is a so-called Haussmann building - and with its light-coloured, richly decorated limestone façade, high ceilings, extra-large windows and bright balconies, it is a very typical one. Three years after the acquisition, AM ALPHA completed revitalising the office property acquired in 2021 and successfully positioned the property on the market. With ANJAC, a well-known company in the care cosmetics industry, a tenant was acquired who will use the entire building with a floor area of approximately 1,500 sqm as the exclusive tenant in the long term. 


The office building on Rue de Lille in Paris, directly opposite the Musée du Louvre on the left bank of the Seine, which AM ALPHA acquired for its portfolio in 2023, is no less impressive. In 2016, the 1,100 sqm building, built in 1869, underwent extensive refurbishment, during which all office floors and communal areas were modernised. Since then, the property in the 7th arrondissement has been used entirely by a designer specialising in designing workspaces. The premises are therefore characterised by their outstanding quality and tasteful design. The building is also ESG-certified and has been awarded the ‘HQE Excellent’ seal of quality. And last but not least, the ‘Rue de Lille’ office building boasts excellent public transport links and is close to the famous Boulevard Saint Germain shopping street - a meeting place that is appreciated by locals and visitors alike. 

Paris Rive Gauche

We continue south of Paris, more precisely to the 13th arrondissement, also known as the Arrondissement des Gobelins. It is one of the most diverse districts in Paris, with its charming houseboats along the Seine, the street art that characterises the streetscape everywhere, the almost village-like structures and, of course, the ultra-modern Paris Rive Gauche. This new district results from a large-scale urban planning campaign to redevelop former industrial sites. Framed by the river, the railway tracks of the Gare d'Austerlitz and the Avenue de France, Paris Rive Gauche is a veritable Mecca for ambitious architectural projects that give the district a new profile. 


The high-street agglomeration at the Avenue de France and Rue de Tolbiac intersection is particularly striking. The building, with its modern floor plan and high ceilings, is characterised by its unusual architecture, designed by French architect and civil engineer Rudy Ricciotti. The property mainly houses shops from well-known brands and covers an area of 7,140 sqm. It is a central shopping destination in the heart of the Rive Gauche district of Paris. A variety of restaurants and a fitness centre, which offers ideal training opportunities during lunch breaks or after work and is an attractive place for the many employees of the surrounding offices, complete the offer. Thanks to the excellent public transport links, the property is easily accessible and serves as a hub for a wide catchment area.

Boulogne-Billancourt, 114 Rue Gallieni

AM ALPHA's portfolio also includes the office building at 114 Rue Gallieni in Boulogne-Billancourt. The small village borders directly on the 16th arrondissement of Paris and is only around five kilometres from the Eiffel Tower. The modern office location at 114 Rue Gallienie is located in the centre of Boulogne-Billancourt, close to the town hall and Les Passages shopping centre. It was recently completely renovated and has since been certified with the BREEAM In-Use 'Good' label. 


The property comprises approximately 5,000 sqm of office and archive space. The excellent location and high-quality fittings make the modern office space between 200 sqm and 700 sqm very attractive, especially for small to medium-sized companies. A real highlight 'on top of it all' is the impressive panoramic view from the sun terrace on the 7th floor: from here you can see the whole of Paris, take a deep breath during a long working day and relax for a moment.  

Bordeaux, Îlot B

AM ALPHA is also active in Bordeaux on the Garonne. The university city of around 300,000 inhabitants is southwest France's political, economic and scientific centre. Here, in the heart of Bordeaux, in Rue de Nuyens, close to the newly developed Bastide Niel eco-district, is the six-storey commercial building Îlot B. Built-in 2012, it offers around 10,400 sqm of office space and 970 sqm of retail space on a total area of around 11,370 sqm. There is also space for 210 vehicles in the associated car park on the ground floor and basement level. 


Those who work in Îlot B enjoy a pleasant working environment created by the many gardens and terraces around the building. Solar panels, photovoltaic systems and HQE certification further emphasise the sustainable construction method and forward-looking concept on which the property is based.
