By identifying value-add opportunities, we can enhance existing properties through tailored modernisation to not only increase their market appeal but also ensure their long-term viability. Effective asset management is equally important – from initial planning and execution to the ongoing strategic steering of the portfolio, all to deliver consistent and attractive returns.
How do refurbishments fit into AM ALPHA's long-term investment strategy?
Tobias Vihl: Refurbishments are key in our investment strategy as they bridge the gap between economic success and environmental sustainability. We take a forward-thinking approach, ensuring that our properties are upgraded to meet current market demands and future-proofed for long-term trends.
A great example is our mixed-use project in Coleman Street, London. When we acquired the building, it lacked architectural appeal, yet we saw enormous potential to reposition it functionally and aesthetically. We significantly improved its energy efficiency by introducing flexible plug-and-play office spaces and by carrying out a comprehensive, sustainable refurbishment. One of the key achievements was enhancing the EPC rating to B, a crucial step towards securing the property's long-term value and ensuring its future viability in an evolving market.
