When AM ALPHA decided to strengthen its presence in Asia-Pacific, Caroline Dellasega (Investor Relations) was a natural fit with of her years of experience in Europe and China, her extensive background in capital markets and her clear commitment to value-add real estate. An initial conversation about strategy and regional ambitions quickly developed into a clearly defined role in Investor Relations in Singapore tailored to both AM ALPHA’s plans for growth and Caroline’s unique profile.
For Caroline, this is one of the hallmarks of AM ALPHA. “It is a platform from where you can create opportunities around what you genuinely believe in.”
More than returns. Caroline’s career spans capital markets, advisory work and development projects in Europe and Asia and has a common thread of improving existing spaces and places running through it. “I really believe in the importance of improving real estate, putting care into what we’re doing and leaving it better than it was for the future,” she says. AM ALPHA’s focus on value-add investing with existing buildings fits perfectly with her convictions. For her, Returning Real Value means using capital to upgrade assets, enhance user comfort and quality and embed sustainability measures that last. “If you’re holding a building, you have a responsibility towards it. It’s about creating spaces people want to stay in. Good quality spaces return value to all involved.”
Anti-cyclical capital, trusted partnerships. After years with both institutional and private players, Caroline chose to move to a family-office context. “What appealed to me at AM ALPHA was the ability to invest anti-cyclically, to look for opportunities when others can’t act,” she explains. “Having permanent access to capital gives you that flexibility.”
And Returning Real Value to investors? For Caroline, this starts with trust. She does not see investor relations as “selling”, rather as building relationships over time, initiating a dialogue and forging real connections. Authenticity, continuity and being present in good times and challenging times alike are, in her view, what ultimately turns a contact into a long-term, trusted partner.

Lean structure, wide canvas. Caroline has worked with teams of all sizes. What she values at AM ALPHA is the scope an entrepreneurial company can offer: “I like being able to move between sectors, geographical areas and structures, and to then connect those dots for our partners.”
Great communication makes this a reality. “I can speak to a colleague in London one day, get instant market feedback and share that with an investor the next. The same goes for colleagues in Paris, Tokyo or Spain. That wealth of knowledge and those local connections are the real value-add – or Returning Real Value – for investors.”
Sharing the knowledge. For Caroline, Returning Real Value also includes developing people. Internally, she appreciates how approachable colleagues are and the many different paths and personalities come together under one roof. Externally, she supports the next generation through RICS (Royal Institution of Chartered Surveyors) assessments and events: “Real estate touches all aspects of our lives. I love seeing people coming into the industry and finding how they can make their own impact.”
And her wish for AM ALPHA in the long-term? “To keep building authentic partnerships and working together towards common goals. If we keep doing that for investors, for the people in our buildings and for our own teams, then we’ll still be Returning Real Value in 20 years.”
